Cancellation Policies

 

Our cancellation policy varies by lodging type.  Credit card processors are now charging us the initial processing fee even if we refund the full purchase amount to our customers upon cancellation.  Accordingly, we are charging our customers a 3.25% credit card processing fee on all credit-card booked reservations.  If a reservation is cancelled, the credit card fee will be retained by us, but remaining charges will be refunded per the schedule below.

Vacation Homes:  If you cancel 30 days or more prior to your arrival date, you will receive a 100% refund of your rental amount paid, less the credit card processing fee.  If you cancel 14-29 days prior to your arrival date, you will receive a 50% refund, less the credit card processing fee.  If you cancel within 13 days of your arrival date, you will receive no refund.

Rooms, Suites, and Apartments:  If you cancel an individual room reservation at least one week prior to your arrival date, you will receive a full refund of your booking payment, less the credit card processing fee. Cancellations within one week, up until 24 hours prior to your arrival date check-in time (4:00 p.m.), will receive a 50% refund, less the credit card processing fee.  Cancellations within 24 hours of the arrival date check-in time will receive no refund.  Group reservations (consisting of more than one room or room type on a single reservation) will be subject to the same cancellation policy as the Vacation Homes (detailed above).

Hostel Beds and Outdoor Hostel Sites:  Knowing that most of our individual bed/site hostel guests are hiking the Colorado Trail and subject to weather changes, physical conditioning issues, health concerns, etc., we try to be as flexible as possible with our hostel reservations.  If you need to make a change from your reserved arrival date and we have space in the same type of accommodation on your new date, we will change your reservation at no charge if you call or text us as late as the time of your reserved arrival time (4:00 p.m. on your reservation date).  If we do not hear from you by 4:00 p.m. on your reserved arrival date, your bed/site reservation will be canceled, no refund will be issued, and your bed/site may be rented to others.  If you ask to change your arrival date and we do not have space in your reserved type of accommodation, we will work with you to try and find alternate accommodation on our property, but cannot guarantee availability.   If you wish to outright cancel your reservation, you may do so up to 24 hours prior to your reserved arrival time (4:00 p.m. on your reservation date) and receive a full refund, less credit card processing fee.  Cancellations within 24 hours of the reserved arrival time will receive no refund.  Note that this flexibility does not apply to hikers, bikers, or others who have reserved private rooms or suites--the regular room cancellation policy (detailed above) applies to those accommodation types.

Property Policies and Terms and Conditions of Rental

Guest Waiver:  Guest understands and acknowledges that the Two Bridges property, comprising approximately 40 acres, is in its natural and largely unimproved state, is heavily forested, has steep sections, including trees, rocks, roots, logs, holes, fencing, wild animals, and other potential hazards, has a river running through it, and a pond at the Lodge.   During the winter, ice and snow may be present on the property and may create hazardous conditions. The river is a natural, free-flowing river with open banks and no access control. At certain times of the year the water may be fast and high, may be impeded by ice, or may otherwise be unsuitable for access or recreation. The water, ice, and riverbed should not be entered due to possible safety hazards. Please pay particular attention to any children in your party to ensure their safety throughout your stay. In addition, the improvements and furnishings to the property, accommodations, and amenities may include stairs, sidewalks, ramps, decks, patios, paths, beds and bunk beds, furniture, hammocks, play sets, hot tubs, bathtubs or shower/steam showers, wood or gas heating stoves, saunas, boats, rafts, slack lines, outdoor games, fishing poles and gear, or other facilities, improvements, or activities that may pose a risk to guest in normal use. Guest acknowledges the risks inherent in its use, occupancy, and visit to such a property and agrees to exercise care in its, and its invitees, use of the facilities and property. By booking a reservation at Two Bridges Lodge, Guest acknowledges and accepts these conditions and agrees to release and hold harmless Owner and its employees, contractors, agents, and owners from any and all liability relating to or resulting in bodily injury, illness, death, and/or property damage which may be incurred during the period of guest’s occupancy and/or arising thereafter from events which occur during guest's occupancy at Two Bridges Lodge.

Vacation Lodging: Two Bridges Lodge operates as a vacation lodging experience more akin to a vacation rental than a standard hotel.  We do not provide daily housekeeping, linen changes, etc.  The accommodations will be cleaned and prepared for the next guest after your departure.  If you find during the term of your stay that you are in need of fresh towels or linens, or that a special cleaning is needed, please advise management and we will do our best to take care of it for you.

No Smoking:  Two Bridges Lodge is a no-smoking property.  This includes tobacco, marijuana, e-cigarettes, vapes, pens, etc.  Smoking is not allowed anywhere on the property, including in or near any building, on decks, porches, patios, stairs, etc.  Any smoking that results in a lingering odor in a guest accommodation will result in the assessment of a $250 additional cleaning fee charged to guest's credit card.

No Animals:  No pets of any type or breed are allowed inside any of the Two Bridges Lodge accommodations.  Hostel guests hiking with a well-behaved dog may stay in an Outdoor Hostel site during the summer season, so long as they clean up their dog's waste, keep it leashed, and control its noise and behavior.  If a prospective guest is traveling with an emotional or physical support animal, the animal must be identified (breed and weight/size) at the time of reservation and paperwork verifying the animal's unique training for its service must be provided to management.  Management reserves the right to relocate guests traveling with support animals to alternate accommodations at its sole and absolute discretion.  Under no condition shall any animal--of any type or breed, for any purpose--be left unsupervised at the property.  Any animal that is disruptive to management or guests (in management's sole discretion) will be asked to leave the property immediately, along with its owners.  Management may reject any animal request for any reason in its sole discretion prior to occupancy. In the event of a management rejection of an animal request, guest’s sole and exclusive remedy shall be the return of any rental payments made prior to termination of guest's reservation.

Fishing:  Fishing in the river is strictly limited to paying anglers with a valid Colorado fishing license.  Fishing is catch and release only, with barbless hooks.  All lodging guest anglers must pay a daily rod fee of $175, visit the office for an orientation to the property/river, sign a liability waiver, and agree to the property's fishing rules (a full copy of which can be requested by email, found on our website, or in the office at the Lodge).  Guests caught fishing on the river without meeting these conditions will be charged $250 (on the guest's credit card of record) for the first offense for each rod/angler on the water.  A second offense will be charged an additional $500 per rod/angler fishing fee and the guest's lodging will be terminated that day with no refund for any subsequent days (you will be asked to pack up and leave the property immediately).  Free catch and release fishing (no license required, gear and tackle available to borrow) is provided for all guests at the Lodge trout pond.
Accessibility:  Most of the Two Bridges Lodge guest accommodations are located on the first level above the ground (second floor) of the property and require stairs to access them.  The only rooms at the Lodge accessible without stairs (via a ramp) are Webster Pass, Red Cone Pass, and Hall Valley.  Jack's Place (vacation home) is single story and accessible from ground level.  Note that although these listed accommodations are accessible without stairs, they are all located in older buildings with varying levels of accessibility accommodation.  If you have a question about specific physical characteristics of the accommodations and how they may impact your potential stay with us, please call or email for additional information.

Fires/Open Flame:  The Two Bridges property is heavily wooded and our county severely limits outdoor fires.  No outdoor fires are allowed at the River House or Jack's Place.  Fires are allowed on the Lodge property only in a provided chiminea--and then only on days when a fire ban is not in effect.  Please ask management if you would like to check out a chiminea at the Lodge.  No charcoal grills, fireworks, or other outdoor flame or spark producing items are allowed at any of the Two Bridges properties.  Park County will assess a fine for illegal campfires and guests lighting such fires will be responsible for the fine from the county plus an additional $250 fine from Two Bridges Lodge.

Damages or Theft:  Guest is responsible for any and all damage to the Property caused by, or theft by, guest or its invitees during its stay, without limitation.  Management reserves the right to charge guest's credit card on file for any damage caused by guest during its stay or for the replacement cost of any items stolen from the property up to the total amount required to remedy such damages or theft.

Occupancy Limits:  Maximum occupancy limits by room type are identified in the room description.  Exceeding these limits may result in termination of your stay with no refund for unused days.

Guests/Invitees:  Guests may not invite friends, family or others to use the Two Bridges property, buildings, accommodations, or amenities during their stay without express written permission from management and guest execution of a liability waiver.

No Parties:  None of the lodging offered by Two Bridges Lodge may be used for parties, events, meetings, etc. without prior written approval from management.

Management Rights: Management reserves the right to refuse service to any party for any reason in management’s sole and absolute discretion, whether at the time of booking, check-in, or thereafter. In the event management elects to cancel a booking in its discretion after the booking date, guest shall be entitled to a full refund of any payments made through the date of cancellation.

Safety and Safekeeping:  All accommodations are provided with typical residential locks and are under the control of guest during the term of guest's stay.  If you have a particular item you wish to keep in the office safe during the term of your stay, please advise management at check-in.  Guest shall be solely responsible for securing the rented premises and for the safekeeping of their personal property for the duration of guest's stay.  If management needs to enter the premises during the term of guest's stay for repairs, emergencies, or other reasons, management will endeavor to provide guest advance notice prior to entry.

No Long-term Occupancy; No Holdover; No Rights of Tenancy: Because of the nature of management's business (vacation lodging), guest acknowledges and accepts that any unauthorized "holding over" of its accommodation past the stated rental period could severely jeopardize management's business and cause loss of rental income from other previously booked guests, temporary and/or permanent loss of business, and loss of goodwill and reputation. Guest acknowledges that unauthorized "holding over" may be construed as a factor in establishing "malicious continuing occupation" of property, which may entitle owner and/or management to treble damages in any unlawful detainer action, and hereby agrees to exit its accommodations by 11:00 a.m. on the last day of its agreed rental term.
